Buy the Phyn Plus if you want the most sophisticated leak detection you can put on a residential main, a flow sensor with no moving parts, a two-year warranty and no subscription of any kind, and you are willing to pay more up front and buy pipe adapters. Skip it if your insurer names the Moen Flo, if you need shutoff during a power outage, or if the main cannot be cut.

Who should buy the Phyn Plus

The Phyn Plus is for the homeowner who wants the leak detector that reads the plumbing most closely. Instead of relying mainly on a flow meter, it analyzes the pressure waves every fixture puts on the line when it opens and closes, and it measures flow with an ultrasonic sensor built by Badger Meter that has no turbine to foul. Its Plumbing Check closes the valve and watches pressure decay to find pinhole leaks and weeping seals. If your house has original copper or a history of small, mysterious leaks, if you dislike recurring charges on principle, and if a two-year warranty out of the box matters to you, this is the one.

Who should not

If your insurer runs a program that names the Moen Flo, take the device the carrier pays for; the two are closer than the marketing suggests and the discount is real money. If the main cannot be cut, neither Phyn nor Flo is for you; see the strap-on and bolt-on options in our smart shutoff roundup. If you need the water to stop during a blackout, Phyn states the valve stays in whatever position it was in when power was lost, so pair it with a UPS or look at the battery-powered YoLink controller. And if your main is 1-1/4 in., know that Phyn says that is the largest pipe it should go on.

What it is

Phyn now sells the second-generation Phyn Plus as Phyn Protect; the hardware is the same inline device. It is a motorized shutoff valve with 1-in. NPSM male threaded ends, installed on the main supply line immediately after the house shutoff and before any branch, fixture or appliance. It monitors only what is downstream of it, so a water softener or irrigation tee upstream of the device is invisible to it. Phyn rates it to 125 psi, 25 GPM and a maximum water temperature of 122°F. Unions and the adapters that mate its NPSM threads to 3/4, 1 or 1-1/4-in. pipe are sold separately.

Power comes from an included adapter on a 12-ft cord. Phyn's product page asks for an outlet within 12 ft; its help center says within 11 ft of a 120 V outlet, and strongly recommends GFCI protection either way. The device can go indoors or out, horizontal or vertical, with the bottom of the enclosure at least 12 in. above the ground and never where it could be submerged or sprayed by irrigation. Wi-Fi is required at the install location (Phyn's insurer pages specify 2.4 GHz) and the company suggests a repeater if the signal is weak.

The app is free. Alerts arrive by push or SMS, you can close the valve from anywhere, monitor up to six properties from one account, get pre-freeze warnings, and see usage by month, day and hour with fixture-level insights as the system learns. There is no subscription and nothing is withheld without one.

Stars are DryHomeLab's rating from the published rubric (score ÷ 2, to the half star). Not a customer rating.

What works
  • Pressure-wave analysis plus a no-moving-parts ultrasonic flow sensor
  • Plumbing Check pressure test finds pinhole leaks and weeping seals
  • No subscription for automatic shutoff or alerts
  • Two-year warranty from delivery
  • Insurer bundle pages for Nationwide and Chubb; Amica partnership announced
What doesn't
  • No battery backup; valve holds its last state in an outage
  • 1-in NPSM threads mean buying adapters for 3/4-in or 1-1/4-in mains
  • Among the most expensive in the group, roughly $550-$650 before install
  • Needs strong 2.4 GHz Wi-Fi at the main line

On our rubric the Phyn Plus scores where the Flo scores, flow and pressure monitoring, automatic shutoff, no subscription for core protection, insurer programs and point-sensor support, and pulls ahead on warranty, two years from delivery against Moen's one. It gives the same points back for having no battery.

Our verdict: this is the detection method we would want on a house with aging supply lines, and the only inline shutoff we recommend that never asks for a monthly payment. The price of that is a higher up-front cost, adapters for your pipe, and the same dependence on power and Wi-Fi as every other inline unit.

Additional figures the table does not carry: rated pressure 125 psi (10 bar); maximum flow 25 GPM; maximum water temperature 122°F (50°C); power input 110 to 220 V at 15 W maximum; 12-ft power cord; enclosure a minimum of 12 in. above the floor or ground; mains no larger than 1-1/4 in.; 1-in. NPSM male threads with adapters not included; warranty two years from the date of delivery.

Schematic of a house main water line: meter outside, service line under the footing, then inside the existing main shutoff, the pressure reducing valve and the smart valve with its flow and pressure sensors, power cord and Wi-Fi, before the branches to the water heater and fixtures.
Phyn wants the device immediately after the main shutoff and before any branch. Anything teed in upstream, irrigation included, is not monitored.

Where it shines

Detection method. Every fixture in a house leaves a distinct pressure signature on the supply line when it opens and closes. Phyn reads those signatures at high resolution, which is how it tells a running toilet from a dishwasher and how it flags a flow that matches nothing it has learned. The ultrasonic flow sensor has no moving parts, so sediment and scale, which eventually drag on a turbine, do not degrade it. Phyn cites a third-party study calling it the most reliably accurate whole-home leak detection solution across multiple flow thresholds; we have not seen the test conditions, so we note the claim rather than repeat it as fact. What we can say from the losses we worked is that the leaks that ruin houses are the ones that run for hours, and both methods catch those.

The Plumbing Check. Shut the main, start the check, and within minutes the device reports whether the closed system is holding pressure. Pinhole leaks in copper, a weeping stop under a vanity, a toilet flapper that seals badly: these are the leaks that show up on a water bill long before they show up on a floor, and a pressure-decay test is how a plumber finds them with a gauge. Phyn automates it.

No subscription, longer warranty. Everything the device does is included, and the warranty is two years from delivery. We weight warranty at 15 percent of the score for this class because the device lives inside a pressurized line, and two years is the best base term among the inline units we cover.

Pre-freeze warnings and multi-property support. The app warns before freeze conditions set in and manages up to six properties from one account, which suits a second home or a small landlord.

Insurer programs. Phyn runs bundle pages for Nationwide and Chubb, each offering 15 percent off the device, and has announced an Amica program. Our insurer discount table tracks what we could verify.

Where it falls short

Pipe fit. One body, 1-in. NPSM threads, adapters not included. Moen sells three valve bodies matched to the main; with Phyn, the plumber adds reducers or increasers for a 3/4 or 1-1/4-in. line, and the product page says a 1-in. NPS to NPT adapter may be needed. It is not difficult, but it is one more part to get right on the day.

No battery. Phyn is explicit that the valve stays in its prior state when power is lost and will not close unless it was already closed. A manual shutoff tool on the mounting bracket lets you close it by hand. If outages are common, put the device and the router on a small UPS.

Learning period of unknown length. Automatic shutoff for abnormally high flow unlocks after the device learns the home's normal use. Phyn says the length varies by home and does not publish a figure. Alerts work from day one; the valve closing on its own does not.

Price and integrations. It is among the most expensive devices in the class before the plumber's bill, and its smart-home list (Alexa, Google Assistant, IFTTT) is shorter than Moen's, which adds Ring, Alarm.com and NICE. If you want the valve on an alarm panel dashboard, check your panel first.

Documentation gaps. Dimensions and weight are published only as diagrams, and two Phyn pages disagree on outlet distance by a foot. Minor, but the kind of thing a plumber wants on paper before the install.

Installation notes

Phyn recommends a licensed plumber and quotes one to two hours depending on where the main comes in; it also partners with plumbers nationwide if you do not have one. What the installer should know, from Phyn's guide and help center:

  1. Location. On the main supply line immediately after the main shutoff valve and before any branches, fixtures or appliances. A pressure-reducing valve upstream is on Phyn's works-best-with list. On a well system the device goes after the pressure tank; Phyn says it has been installed on many well homes. On a standalone fire-sprinkler line it may only go after the branch point.
  2. Orientation and clearance. Horizontal or vertical, indoors or outdoors, with the lowest edge of the enclosure at least 12 in. above ground level. Not where it can be submerged or hit by irrigation spray.
  3. Threads and adapters. 1-in. NPSM male ends; buy the unions and adapters for your pipe size before the appointment. Mains larger than 1-1/4 in. are not recommended.
  4. Power. The included adapter has a 12-ft cord; plan an outlet within that distance (Phyn's help center says 11 ft) and make it GFCI-protected.
  5. Wi-Fi. A usable 2.4 GHz signal at the device. Test with a phone at the main before the plumber arrives; add a repeater if it is marginal.
  6. After power-up. Alerts begin immediately; automatic shutoff arrives after the learning period. Run a Plumbing Check in the first week to baseline the system, and find the manual shutoff tool on the bracket so you know where it is before you need it. Our how to shut off water to the house guide covers the rest of the manual options.

Alternatives

Moen Flo. The other inline monitor we recommend, with valve bodies in 3/4, 1 and 1-1/4 in., freeze alerts, a longer integration list and the Farmers program. Its base warranty is one year, extended to five with the FloProtect plan. Our Moen Flo vs Phyn Plus comparison goes through every difference, and our Moen Flo review covers it alone.

YoLink Smart Water Valve Controller. No flow or pressure monitoring, but a battery-powered actuator on the valve you already have, closed by a wet sensor with the grid down. The answer for outage-prone areas or anyone who will not cut the main.

Flume 2. Flow alerts from a strap-on meter reader with no valve and no plumber; the starting point for renters and condos.

The full field is in our best smart water shutoff valve roundup, and the point sensors that extend any of these systems are in the best water leak detector guide; where to put them is in the sensor placement guide.

How we score

Every product gets a DryHomeLab score out of 10 from a published rubric for its category: the specs that matter (capacity, coverage, flow at head height, sensor response, warranty) are verified against manufacturer documentation and weighted by how much they affect real-world drying and protection. Where our restoration crews have run the gear, field notes can move a score by at most 1.5 points, and the note is published. We never use Amazon star ratings. Read the full methodology.

Frequently asked questions

Is Phyn Plus the same as Phyn Protect?

Yes. Phyn's product page states that Phyn Plus is now Phyn Protect; the second-generation inline device is the same hardware under a new name, and Phyn's help center and FAQ still refer to it as Phyn Plus. If a retailer lists either name for the 2nd Gen unit, it is the device reviewed here.

Does Phyn Plus have a monthly fee?

No. Phyn offers no subscription for the Plus. Leak alerts, automatic shutoff after the learning period, the Plumbing Check, remote valve control, usage history and multi-property monitoring are all included in the free app, and the two-year warranty does not depend on a plan. That is the clearest difference from the Moen Flo, whose extended warranty and deductible guarantee come with the optional FloProtect plan.

What size pipe does Phyn Plus fit?

Phyn recommends main supply lines no larger than 1-1/4 in. The device itself has 1-in. NPSM male threaded ends, and the unions and adapters for 3/4, 1 or 1-1/4-in. pipe are sold separately; Phyn notes a 1-in. NPS-to-NPT adapter may be required. Have the plumber confirm the main's size and material where the device will go and order the adapters before the appointment.

What does Phyn Plus do when the power goes out?

It holds whatever position it was in when power was lost. Phyn states it will not turn off the water in an outage unless the valve was already closed, and it supplies a manual shutoff tool on the mounting bracket so you can close it by hand. Monitoring resumes when power and Wi-Fi return. A small UPS at the main keeps the device and your router running through short outages.

How accurate is Phyn's leak detection?

Phyn combines an ultrasonic flow sensor made by Badger Meter with high-definition pressure-wave analysis that identifies individual fixtures, and its Plumbing Check closes the valve to watch for pressure decay from pinholes and poor seals. Phyn cites a third-party study rating it the most reliably accurate whole-home leak detector across multiple flow thresholds; we have not reviewed that test's conditions. What matters for a loss is that it catches continuous flow and slow pressure loss, the two failure modes behind most of the jobs we dried out.
