The best moisture meters for leaks, walls and floors

The Protimeter SurveyMaster is the meter we would buy if we could own only one: pin and pinless in one body, a calibration check in the box, and readings adjusters accept. If you need an answer today for the price of a pizza, the General Tools MMD4E is accurate enough to tell you whether to open the wall.

How to use a moisture meter on drywall, and what the readings mean

A moisture meter does not tell you a wall is wet; it tells you a wall reads higher than a wall you know is dry. That is why the first reading you take is on an unaffected wall, and every number after that is a comparison. With a dry standard, a grid of points every 2 ft at three heights, and the same meter on the same setting each day, a homeowner can map a leak, decide what to cut, and prove to an adjuster when the wall is dry. The scales differ by meter, and the sections below give the dry, borderline and wet ranges the manufacturers publish for each.

How to find a hidden water leak

A hidden leak is found by elimination, not by opening walls. The water meter tells you whether water is moving when nothing should be running; the main shutoff splits the house from the service line; closing one valve at a time narrows it to a branch; and a moisture meter maps where the water is ending up. Most leaks are found in an afternoon with a flashlight, food coloring, a pressure gauge and a meter, and the ones that are not are the ones to hand to a specialist with listening gear.

    Acceptable moisture readings by material

Dry framing and subfloor in a conditioned house read about 8 to 13% moisture content on a pin meter's wood scale, drywall reads 1% or lower on a gypsum scale, and a concrete slab is accepted for flooring on an ASTM F2170 in-situ probe or F1869 calcium chloride test, not a meter. Every number below is traced to a manufacturer manual, an IICRC reference or an ASTM summary, the places where they disagree are listed, and none of them beats a dry standard taken from an unaffected part of the same house.
